Questions about the NorthWind Yamuna group
What is the NorthWind Yamuna buying group?
A group of buyers who each want a home at NorthWind Yamuna. We negotiate one bulk price with the developer for all of them. You get a lower price than you would buying alone, for the same home.
Is NorthWind Yamuna registered with RERA?
Not yet. NorthWind Estates won this 5-acre plot in a YEIDA auction in May 2026, and the project is in pre-launch. It has no UP RERA number so far, and a developer can take bookings only after registration. We'll show the number on this page as soon as it is issued. If you pay anything before then, pay it only to the developer's own account and get the refund terms in writing.
What does it cost to join?
Nothing. Joining is free for buyers. We earn our fee from the developer when a deal closes.
What is charged on top of the basic price?
From the developer's price list of 21 September 2026: one covered parking space ₹4 lakh, wellness club membership ₹4 lakh, electricity infrastructure ₹1 lakh and power backup up to 5 KVA ₹1 lakh. A floor charge of ₹50 to ₹300 per sq ft applies by floor, and a park-facing home adds ₹300 per sq ft. Lease rent, a maintenance deposit of ₹50 per sq ft, one year's maintenance, 5% GST and stamp duty come on top.
What payment plans are there?
The price list gives two. A construction-linked plan in ten stages: 10% on booking, 10% within 30 days, and the rest at each stage of construction up to the offer of possession. And a special plan of five payments of 20% each: on booking, on completion of the ground floor, at the 15th floor roof, on completion of the structure and on offer of possession.
Will I co-own my flat with the group?
No. You book and own your own unit, 100%. The group only negotiates together.
What is the group price?
It's the rate we negotiate with the developer for the whole group, and it depends on how many buyers are in. Members get it as soon as it's agreed.
Can NRIs join the NorthWind Yamuna group?
Yes. NRIs can join any buying group. Our team supports you remotely and helps with coordination and paperwork.
